Good to know
Are these figures exact?
They’re indicative estimates using each state’s standard transfer-duty scale. Governments change rates and thresholds regularly, and there are concessions (first-home, owner-occupier, off-the-plan, pensioner) that can reduce or remove duty. Always confirm with the State Revenue Office or your conveyancer before you rely on a number.
I’m a first home buyer — what do I pay?
Often much less, sometimes nothing. As a guide: VIC first-home buyers are generally exempt up to $600,000 (with a concession to $750,000); NSW generally exempt up to $800,000 (concession to $1,000,000); QLD has first-home concessions too. Rules and thresholds change — switch "First home" above to see the note, and we’ll calculate your exact position.
Does this include other government fees?
No — transfer/mortgage registration fees and title search costs are separate (usually a few hundred dollars) and are handled by your conveyancer. ORLA Settle can quote those.
Who actually works this out for me?
Your conveyancer confirms duty and concessions as part of your purchase. Our sister service ORLA Settle does fixed-price conveyancing, and we can line up your loan and the legal side together.
