SMSF Property Loans

Borrowing inside a self-managed super fund is a narrow, rule-bound corner of lending. Fewer lenders play in it, and the structure has to be right before anything is signed.

SMSF Property Loans — how it works

An SMSF buying property with borrowed money does it through a limited recourse borrowing arrangement — a bare trust holds the property, and the lender’s recourse is limited to that asset. Getting the structure wrong is not a paperwork problem; it can have consequences for the fund.

This is the area where we are most insistent that you have your own advisers. Your accountant or SMSF specialist and your financial adviser decide whether the fund should do this at all. We arrange the lending once that decision is made.

What we look at

What you get from a broker here

🏦

Limited recourse, properly set up

Bare trust and holding trustee in place before the contract, not after.

🏦

A smaller lender panel

Not every lender does SMSF, and terms differ sharply. Comparison matters more here.

🏦

Liquidity tested

Lenders want to see the fund can service the loan and still meet its obligations.

🏦

Commercial or residential

Including business real property held by the fund.

🏦

Documents in the right order

SMSF lending fails most often on sequencing. We map it out first.

🏦

Your advisers, in the loop

We work with your accountant and adviser rather than around them.

The process

Four steps, start to settlement

Confirm with your advisers

Your accountant and adviser confirm the fund should borrow.

Structure first

Bare trust and trustee arranged before you commit to a property.

Lender comparison

Specialist SMSF lenders compared on rate, LVR and policy.

Lodge and settle

With the documents in the order the lender and the law require.

Before you start

What we will need from you

Not sure you have all of it? Start anyway — we will tell you what is actually needed for your situation rather than asking for everything.

FAQ

SMSF Property Loans — your questions

What is a limited recourse borrowing arrangement?
A structure that lets an SMSF borrow to buy a single asset held in a separate bare trust, with the lender’s recourse limited to that asset if the loan defaults. It is the only ordinary way an SMSF borrows to buy property.
How much can the fund borrow?
SMSF lenders typically require a larger deposit than an ordinary investment loan, and assess the fund’s ability to service the loan from contributions and rent. The exact limits vary by lender.
Can the fund buy my own business premises?
Business real property can generally be held by a fund and leased to a related party at market rates, subject to the superannuation rules. This is squarely a question for your SMSF adviser before you approach a lender.
Can I renovate a property held under an LRBA?
There are real restrictions on changing the character of the asset while it is under a limited recourse arrangement. Ask your adviser before spending anything.
Do you advise on whether my fund should do this?
No, and we will not. We arrange the finance. Whether borrowing suits your fund, your strategy and your members is for your SMSF specialist and financial adviser.
