Investment Property Loans

An investment loan is a structuring decision as much as a rate decision. We look at how the loan sits against your other borrowing, not just what it costs this year.

Investment Property Loans — how it works

Investors get caught by two things: cross-collateralisation that ties properties together unnecessarily, and a structure that makes the next purchase harder than it needed to be. Both are avoidable at the outset and awkward to unwind later.

We are finance brokers, not tax or financial advisers. Whether a property suits your circumstances, and how it is treated for tax, are questions for your accountant — we will work alongside them on the lending.

What we look at

What you get from a broker here

🏘️

Structure for the next purchase

How this loan is set up affects whether there is a next one.

🏘️

Avoiding unnecessary cross-security

Keeping properties separate preserves options later.

🏘️

Interest-only, considered

Common for investors and not automatically right. We set out the trade-off.

🏘️

Rental income assessed properly

Lenders shade rental income differently. It changes what you can borrow.

🏘️

Equity release for a deposit

Drawing on an existing property to fund the next deposit, where the numbers support it.

🏘️

FAQ

Investment Property Loans — your questions

Is interest-only better for an investment loan?
It improves cash flow now and costs more over the life of the loan, and many investors use it for that reason. Whether it suits you is partly a tax question for your accountant. We will show the repayment difference plainly.
What is cross-collateralisation and why avoid it?
It is when one lender takes security over more than one of your properties. It can be convenient and it reduces your flexibility — selling one property or moving one loan becomes the lender’s decision as much as yours. Sometimes it is unavoidable; it should always be deliberate.
How do lenders treat rental income?
Most count only a portion — commonly around 70 to 80 per cent — to allow for vacancy and costs, and the exact treatment varies. It is one of the bigger differences between lenders for investors.
Can I use equity in my home as the deposit?
Often, yes, if there is sufficient equity and your income supports both loans. We would usually structure it as a separate split rather than blending it into the existing loan.
Do you give tax or investment advice?
No. We arrange the finance. Negative gearing, depreciation, ownership structures and whether an investment suits you are for your accountant or financial adviser.
