Refinancing · switch or release equityOn a rate that has quietly crept up? We compare the market, work out whether a switch is actually worth it after costs, and handle the move if it is.
Lenders price new customers better than existing ones. That is the whole reason refinancing works — and the reason a loan that was sharp three years ago often is not today.
A switch is not always worth it. Break costs on a fixed loan, discharge and settlement fees, and a new round of lenders mortgage insurance can eat the saving. We do that arithmetic first and tell you if the answer is no.
We work out the saving after every cost. If the number does not justify moving, we say so.
Sometimes your current lender will match rather than lose you. That is free to try and we will tell you when it is worth asking.
Renovations, an investment deposit, or consolidating debt — equity can be drawn if the numbers support it.
Offset, splits, interest-only or principal-and-interest — a refinance is the natural moment to fix a structure that no longer suits.
Cashbacks are real but often come with a higher ongoing rate. We compare on the total, not the headline.
Discharging the old loan is where refinances stall. We manage it.
