First Home Buyer Loans — how it works

The hardest part of a first purchase is not the loan. It is not knowing what you can spend, what help exists, or what happens next. We start by answering those three questions before anyone talks about a product.

Grants and schemes change, and eligibility depends on the state, the price, the property type and your circumstances. We check what currently applies to you rather than quoting a headline you may not qualify for.

What we look at

What you get from a broker here

🏠

What you can actually spend

A real number, based on a real lender’s assessment — not a rule of thumb.

🏠

Deposit and LMI, explained

How much you need, what counts as genuine savings, and what lenders mortgage insurance costs if you go below 20%.

🏠

Grants and schemes checked

We check what you may be eligible for in your state, and what the conditions are.

🏠

Guarantor options

If a family guarantee is on the table, we explain exactly what it means for the person guaranteeing.

🏠

Pre-approval before you bid

So you know your limit before auction day, not after.

🏠

Conveyancing at a fixed price

ORLA Settle reviews the contract and section 32 before you sign anything.

FAQ

First Home Buyer Loans — your questions

How much deposit do I actually need?
It varies by lender and by scheme. Below 20% usually means lenders mortgage insurance, unless a scheme or a family guarantee applies. We show you the trade-off in dollars rather than in theory.
What is LMI and who does it protect?
Lenders mortgage insurance protects the lender if the loan goes bad — not you — and you pay for it. It is not always a reason to wait, because saving another year can cost more than the premium if prices move. We model both.
Do I qualify for a first home buyer grant?
It depends on your state, the price, whether the property is new or established, and your circumstances. We check the current rules against your situation rather than guessing.
Can my parents help without giving me cash?
Often yes, through a family guarantee over part of their property. It is a real legal obligation for them, so we explain it carefully and they should get their own advice — ORLA Legal can provide the independent advice certificate.
Should I buy or keep saving?
That is your call, not ours. What we can do is show you both scenarios with real numbers so the decision is informed.
